The Pipe Materials Hiding in Older Homes
Homes built in different eras were plumbed with different materials, and some have aged far better than others. If your home predates 2000, you may be dealing with one of these:
Galvanized steel. Common in homes built before the 1970s, galvanized pipe was coated with zinc to resist corrosion — but that coating breaks down over time. As it does, the pipe rusts from the inside out, restricting water flow and sometimes releasing rust into your water. A typical lifespan is 40 to 50 years, which means any galvanized pipe still in service today is well past its prime.
Polybutylene. This gray plastic piping was widely installed from the late 1970s through the mid-1990s because it was cheap and easy to work with. It turned out to be prone to sudden failure, becoming brittle and cracking from the inside — often with little warning. If your home was built or re-plumbed in that window, polybutylene is worth having checked, because it’s one of the higher-risk materials still found in homes today.
Older copper. Copper is durable and can last 50 years or more, but it isn’t immune to age — especially in areas with hard water. Over the decades, mineral-heavy water can corrode copper from the inside, leading to pinhole leaks that show up as small, persistent drips inside walls.
The takeaway: the older your home, the more likely it is to contain pipe that’s either near the end of its service life or, in the case of polybutylene, inherently unreliable.
Why Central Oregon Is Especially Hard on Old Pipes
Bend’s environment accelerates the wear that pipes experience everywhere else.
Hard water is the big one. Central Oregon’s mineral-rich water gradually builds up inside pipes and corrodes them from within. In galvanized and copper lines, that means faster deterioration, reduced flow, and a higher chance of leaks as the years add up.
Freeze-thaw cycles add another layer of stress. Our cold winters, with repeated freezing and thawing, expand and contract the plumbing throughout the season. Pipes that are already brittle or corroded are far more likely to crack or fail under that pressure than newer, more flexible materials would be.
Put an aging pipe material together with hard water and hard winters, and small weaknesses turn into real failures faster than they would in a milder climate.
Warning Signs Your Old Pipes Are Failing
Aging plumbing usually gives you clues before it fails outright. Watch for:
- Discolored water — brown, yellow, or reddish tinting, especially first thing in the morning, often points to rust inside corroding pipes
- Low water pressure throughout the house, which can signal mineral buildup or corrosion narrowing the pipes
- A metallic taste to your tap water
- Frequent or recurring leaks — one leak in old pipe often means more are coming
- Visible corrosion, staining, dimpling, or flaking on any exposed pipes, such as in a basement or crawl space
- Water stains on walls or ceilings that suggest a slow leak somewhere behind the surface
Any one of these on its own may be minor. Several of them together, in a home built before 2000, often point to plumbing that’s reaching the end of its life.
Repair or Repipe?
Not every aging-pipe problem calls for a full repipe. A single leak or an isolated bad section can often be repaired. But when you’re seeing repeated leaks, widespread corrosion, discolored water, or a known problem material like polybutylene, spot repairs become a game of whack-a-mole — you fix one section just as another starts to fail.
That’s when whole-house repiping makes sense. Replacing aging pipes with modern materials solves the underlying problem instead of chasing symptoms, restores your water pressure and quality, and gives you peace of mind that a hidden pipe isn’t about to burst inside a wall. It also protects your home’s value and removes a common sticking point during a future sale.
